Most residential inspections take between 1.5 to 3 hours depending on the size of the property and the extent of concerns. Commercial inspections vary based on building size and complexity. We will give you an estimate during the initial consultation.
Not always. Environmental sampling is only recommended when it will provide additional useful information that cannot be obtained through visual inspection and moisture assessment alone. We will advise whether testing is warranted for your specific situation.
Your report includes inspection findings, photographs, moisture readings, thermal images (where applicable), affected areas, risk assessment, laboratory results (if samples were taken), moisture source identification, recommended remediation actions, and preventative maintenance recommendations.
No — and this is an important distinction. Microbiome is an independent inspection and assessment consultancy only. We do not perform remediation. This means our recommendations are completely free from any commercial interest in the remediation work, ensuring you receive objective advice.
Reports without laboratory analysis are typically delivered within 2–3 business days of the inspection. When laboratory analysis is required, turnaround depends on the laboratory's processing time, which we will advise at the time of sampling.
Please ensure all areas of the property are accessible, including roof spaces, subfloors, and any rooms or cupboards where you have noticed mould or moisture. Do not clean or paint over mould before the inspection, as this may affect our ability to assess the extent of contamination. Make a note of any water damage events, leaks, or health symptoms you or other occupants have experienced.
Yes. Our independent reports are suitable for insurance claims, loss adjusters, and legal matters. Because we have no commercial interest in remediation, our findings are considered objective and are generally accepted by insurers and legal professionals.
